TERMS & CONDITIONS 
 

1.  All payments must be by demand draft / local cheque in favour of “Grandeur Homes” payable at Ernakulam. 

2.  After allotment of an apartment  an agreement to construct will be executed between Grandeur Homes and the purchaser for development and construction.  Sale deed for the undivided share in the land will be registered on receipt of full payment. Stamp duty, registration charges and related incidental expenses shall be borne by the Purchaser. 

3.  An association comprising the owners of the apartments will be formed to carry out maintenance and other activities. Membership in this association is compulsory. The Owner’s Association will carry out all necessary maintenance and repair of common areas, common installations and fittings. Payments and charges for common facilities and services will also be met by the Association. Maintenance charges / deposits as specified by the Association will have to be paid regularly by each owner as decided by the Association. 

4.  Statutory deposits, property tax, building tax, service tax, sales tax / value added tax, labour welfare cess, water, electricity and drainage connection deposits and charges, share of cost of transformer and cabling charges and any other mandatory charges or taxes are to be paid by the Purchaser. 

5.  All specifications and measurements mentioned in this brochure are subject to variations without notice. All such variations shall be purely at the discretion of the Builder. 

6.  The Builder reserves the right to cancel the allotment if unforeseen contingencies arise, subject to the liability of repayment of all advances. 

7.  The brochure does not constitute a legal offer. The information contained therein does not constitute a contract, part of contract or warranty. 

8.  All transactions are subject to Ernakulam jurisdiction only.

Prices are subject to change without notice. However, prices are firm once booking is accepted. 

Payment terms :

a)  Rs. 1,00,000.00 - Booking advance

b)  20% - On signing the agreement.

c)  Balance in monthly instalments. 

Charges for electricity, water & drainage connection, registration charges of document, etc. shall be borne by the allottee. 

Wardrobes, kitchen cabinets, supply & fixing of fans and light fittings or other works shall be carried out at extra cost, if required.
